Beat distractions to free your mind

Distractions like email, social media, and breaking news are everywhere. Adjusting your devices, apps, and notifications is key to good mental health and to be efficient. As it is important as well to adjust and improve the way you work, tailor your unique habits and routines, your unique brain and body, and your unique goals and priorities.

If you are involved with the operational part of the short-term rentals, you need to be agile in responding to the field team, but implementing time management systems as the Pomodoro method, could be very effective.

The Pomodoro technique 🍅

The idea behind the technique is that the timer instills a sense of urgency. Rather than feeling like you have endless time in the workday to get things done and then ultimately squandering those precious work hours on distractions, you know you only have 25 minutes to make as much progress on a task as possible.

The periodic forced breaks remind you to get up, move around, and take a few minutes to relax and clear your head. It allows you to reset mentally and come back to your work with a fresh perspective. With this technique, you haven’t spent hours in front of your computer without even realizing it. Instead, that ticking timer reminds you to get up and take a breather.

Educating the team not to expect an immediate answer to their questions and to respect your focus time, will also help them to have their own focus time. Just define which is your answering time ex. every hour between minute 15 and 25, and between minute 45 and minute number 55.

Using a message system like the one we have in our operations APP, will help you work asynchronously with your field team. If your colleagues love calling you, just set the sound off during your 15 minutes silent period.

10 Tips for Making Thanksgiving Successful For Your short-term rental

With Thanksgiving just around the corner, many short-term rental managers are thinking about how to make this holiday a success. With the holiday season in full swing, Thanksgiving can be a stressful time for hosting guests. You may end up putting too much pressure on yourself, which will affect your health.

We know you want everything perfect,  so we have found some great tips for making Thanksgiving a successful business day for you and your company.

Why Thanksgiving is a great day to be spent in a short-term rental

Thanksgiving is a day that celebrates the things we are thankful for. It is a time of love, family, and family time. But most of us can not afford a house to hold a dinner for so many people, so a staycation in a short-term rental is a great solution.

If you are afraid of getting a loud party and/or an extremely dirty kitchen, you should follow these tips: 

1. Make sure guests have a proper in-person check-in. Smart locks are great for autocheck-in for regular days, but it is worth dedicating 30 minutes to this reservation on such a special day. 

2. Explain in detail how the kitchen works if they will be cooking there and subtly let them know you expect to find things as clean as you leave them. 

3. As you can imagine, every tip about nice shops that will be open for Thanksgiving around your place will be more than welcome.

4. If you have extra Thanksgiving decorations for them to borrow, they probably will fit your table better than whatever they bring from their home

5. Make sure you have enough cutlery and crockery for all the guests

6. Be clear about your no-party policy, we want them to feel at home but respect the house as if they were in their in-law´s house.

7. If they are staying for more than one day, offer an in-stay cleaning service. They will be more than grateful to save the clean-up time and sharing the cleaning fee between the guests will make it very affordable. 

8. Let them know where are the table games and/or a whiteboard to play, it will generate good memories and will avoid even the youngest to spend time on their screens

9. Prepare simple Thanksgiving Photo Booth Props with your logo or a QR code with your website or email. They will love it and will always have access to your contact in their pictures

10. Thank them for choosing to spend Thanksgiving in your place. This is the time of the year when we feel more comfortable thanking the people who make a difference in our lives. If they decide to book your place every year, it can be a game changer for your business and life.

I devoted my last crazy week to figure it out. 


Not knowing when this dark period will be over. 


I took the time to reflect on potential solutions.


The results? Two initiatives. 


First to help increase the bookings. 

First to help kill the virus.

We called the first initiative #staysafe. 


All properties must be in the future correctly clean, disinfected. If necessary decontaminated. 

That is how we keep our properties virus free and stop covid-19 pandemic.

The second initiative is called #STRHelp. A world map where any owner, manager can add their properties to the audiences that are now desperate looking for STR.

I thought of three audiences that need help and properties to rent. For now.

 

Important to mention. This can only be applied where STR properties were not shut down due to coronavirus.


1 – # STR for displaced from home. Did you know there are thousands of travelers trying to come back to their home country or home city but airports are closed? Where are they staying?

2 – #STR for home offices. We need to keep working. Why can’t your guests be your own neighbors. 


How long do you think someone can keep working in a small urban flat with the kids around?

I can tell you my opinion. 


Medical workers that are helping and fighting daily the virus with their sweat and tears, they are the last hope of thousands of patients.  


Every day is a new battle and they need more and more our appreciation and our applause.  


But they also need to rest!

Manuel Giner Interview 🙌 Avantio ❤ Doinn

I had a miserable fear until this interview! And it wasn’t because it was Halloween time, but because I had the pleasure of talking to Manuel Giner, who has been in this short-term rental property industry for a good 17 years as CEO of Avantio – one of the most complete PMS on the market and also our latest integration.

Noelia: I always tell the story of how my grandma was renting her apartment in Benidorm in the 70’s, but I think it’s pretty cool that the sector was already ready and able to use purpose built software, before Airbnb came along and changed the sector. What did Avantio do when it started in 2001?

Manuel: We started in 2001 as a software for short-term rental operators. The biggest difficulty was convincing the companies to invest in technology, since most of them did things manually and offline.

Very few of them had websites, and those that did have one just had a static page. For that reason, our second product was a reservation system for them to put online. The channel manager started significantly later, and became a top seller, since it was one of the first to be dedicated just to short term rentals in the industry.

Noelia: What changes did Airbnb and the growth of the sector bring?

Manuel: Airbnb let customers who before would only have ever booked hotels choose a short term rental instead. It popularised a new way of going on holiday. By increasing its customer base, they increased our customers’ sales too and brought lots of new companies to the sector, who also wanted to use our services.

Noelia: Avantio differentiates itself from its competitors with its Business Intelligence tools. What are the mostly used tools by your customers?

Manuel: We’re different because we’re an all-in-one solution that covers all the major processes of the business on the same platform, so our customers don’t need to hire other companies or pay for extra services.  Avantio provides a powerful software, a fully complete channel manager and an integrated reservation system. As well as its flexibility, it’s ideal for companies that manage more than 50 properties and plan to grow in the future. I’d also point out our customer service, rated as the best in the sector. All of our customers can get in touch with us by phone (or email and chat too, of course).

Noelia: In 2018, you opened your first office in the United States, do you notice a big difference in terms of HR? What about with the property managers?

Manuel: From our experience in the US, we find it harder to retain good talent, as there is a culture of changing jobs frequently. In terms of the property managers, at the end of the day, they all want the same thing, a great software that makes their work easier. 

Noelia: I know first hand that cleaning is one of the major headaches of the sector. Do you think that this part will become professional as well?

Manuel: I think so, and just as is happening in the hotel industry, the customer will become more and more demanding.

Noelia: Short term rental management companies are consolidating. Do you think the software companies will do the same thing?

Manuel: This already happens with software companies, it’s yet to be seen if this is a good thing for property managers.
